The MLS is the primary tool that most Realtors use to advertise properties for sale. The New Hampshire MLS groups properties into four major real estate categories: Residential Homes, Land, Commercial Property, Condos and Townhouses, and Multi-Family properties. A Realtor must subscribe to the MLS service in order to list and view properties in the MLS.


A property can only be entered into the NH MLS by a Realtor. If a seller is interested in selling their property as a For Sale By Owner or FSBO they are not able to advertise the property in the MLS without hiring a Realtor. When a seller hires a Realtor to sell their property in New Hampshire one of the first things the Realtor must do is enter the property information into the NH MLS ( NNEREN ) database. In fact it is mandatory that a property be entered into the MLS database within 48 hours after all necessary signatures of seller(s) have been obtained.


Once a property is entered into the NH MLS database it is immediately available for all of the other subscribing Realtors to view. It is also available for anyone in the world with an internet connection to see on Realtor.com, generally within 24 – 48 hours.


The New Hampshire MLS provides a great deal of information on a property – for example on a residential house listing it provides a picture (up to nine pictures per property), the selling price, the address, the room dimensions, the lot size, the square footage of the home, the year built, type of zoning, any water frontage, property taxes, how long the property has been on the market, and the type of construction and systems in the property. The MLS does not provide information such as how much the sellers utility bills are or whether there have been any offers that have been rejected. It does tell a realtor if the property is currently on the market or is under contract for sale.
More recently, a REALTOR ® that subscribes to the NH MLS system now has the ability to display the NH MLS on their website. While every subscribing REALTOR ® has the ability to do so, not every REALTOR ® has made the decision to invest in this extra service for their clients and customers. NNEREN allows a REALTOR ® to provide most information on a property that other REALTORS ® would see, including pictures of the property, with the notable exception of the sellers name and the physical property address.



SELLER MLS TIPS:


FIRST IMPRESSIONS ARE EVERYTHING: As a seller, make sure that your property is well represented by your listing broker. When you are interviewing potential REALTORS ® make sure that they consistently have submitted their prior listings in a good light. Is the exterior photo of your house shot on a bright sunny day? Are there multiple exterior shots highlighting the features of your property? Are there bright, properly staged photos of the key rooms in your home? As a seller you should settle for nothing less than high quality digital photographs of your property. Snapshots developed at the one hour photo then quickly scanned into an old computer don’t necessarily put out a great first impression to the hundreds of agents and thousands of buyers that can see your property in the MLS and online. Remember, you never get a second chance to make a first impression.

PROPERTY DESCRIPTIONS COUNT MORE THAN EVER: The NH MLS only allows a REALTOR 250 CHARACTERS to describe your property. These 250 characters are the same short remarks that a potential buyer will see on the internet. Unnecessary phrases such as “no showings until” or “shows extremely well” are irrelevant and self serving to a realtor's interest. Review how your potential listing agent has presented listings in the past. Your description must be short and sweet marketing piece to entice a buyer or buyer’s agent to pick up the phone to schedule a showing of your property!


A REALTOR® is a licensed real estate agent or real estate broker that belongs to one or more local Board of REALTOR S®. The three boards local to the New Hampshire Seacoast are the Seacoast Board of REALTORS ®, the Strafford County Board of REALTORS ®, and the Granite State South Board of REALTORS ®. The New Hampshire Association of REALTORS ® is the parent organization for the thirteen local Board of REALTORS ® in New Hampshire, and is part of the nation’s largest trade and professional organization, the National Association of REALTORS®. There are some 3,800 real estate brokers and agents that have joined the New Hampshire Association of REALTORS®.
