The Mill at 2 Elm Street, Peterborough NH

History

Located on the Nubanusit River in Peterborough, NH, The Mill as it stands today was built in 1893 for the manufacture of goods such as chairs, neckties and Peterboro baskets.

In 1935 the building was sold to Peterborough residents Hazel and A. Erland Goyette, who turned the building into the Goyette Museum of Americana, featuring antique automobiles, carriages and furniture. The Goyette Museum included an old-fashioned village street complete with apothecary shop, toy and doll maker and blacksmith shop. The name Goyette still can be seen over the front entrance of The Mill.

From the 1970s to 1990s, the building was converted to offices and storage. In the 1980s, it housed the national headquarters for Earth Day. The Mill remained vacant and was used only for storage for more than a decade until 2004 when renovations began to convert it to a residence.

1. River level
Accessible via grand stairwell leading from central atrium or through two original arched doors leading from garden terrace on river. Features large room ideal for home gym/game room. Doors lead to the “basement”: a large open space with 10’ ceilings and long wall of full-size windows facing the river. Trap door and captain’s ladder lead to river and old turbine wheel. Great potential to rebuild the turbine to generate electricity.

2. Street level (1st floor)
Present main living floor. The Mill’s major concept in its re-design is the central atrium which unifies the street level with the two upper floors with soaring 40’ ceiling and 320 sq. ft. custom skylight. Atrium is currently used as a dining/living area. Surrounding arcade of arches serves as gallery for paintings. Grand staircase leads from atrium to second floor level. Second eight foot wide staircase leads down to river level and lower garden terrace. Off of atrium are three bedrooms, family room, kitchen, foyer, laundry/coat room and two entries to the oversized heated four car garage (formerly for horses and carriages). Atrium, garage and rooms feature custom tinted stucco walls.

3. Loft/Great room level (2nd floor)
This level is presently designed as a large contemporary loft-like space. Features three grand vista windows, and also full walls of paned windows, offering amazing views of Nubanusit River and two garden terraces below. This floor is plumbed and ready for an enormous open kitchen, bedrooms, bathrooms, etc. Wonderful natural light, even on a gloomy day. Huge 1250 sq. ft. great room with new propane fireplace and grand carved oak mantle. Restored dentil moulding, built-in bookcases and long window seat.

4. Top level (3rd floor)
Originally sleeping quarters and offices; currently has three rooms and a loft/open studio space with cathedral ceiling with dramatic views from the arches into the atrium. Door accesses outside area to easily build roof deck with spectacular view. Presently unfinished, this floor could easily be completed into additional bedrooms with bathrooms, etc.

The Restoration
This classic New England post and beam structure with no interior load-bearing walls enabled freedom with re-design. Architect Max Ferro of The Preservation Partnership designed the interior to integrate inspiration from trips to Italy and Old San Juan. High ceilings and volumes of space are anchored by the Romanesque arched atrium. Manning Plastering and renowned artist and designer, Jeanne Duval, developed the hand-tinted and plastered walls. Varied trowel techniques provide texture and depth of color.

Any materials possible were saved, reused and repurposed throughout the construction. Antique lighting, doors and architectural elements are also incorporated. All new systems: electrical, plumbing and ductwork. Structural issues addressed. New roof and most of the nearly 100 windows completely restored or replaced. Exterior repainted. Furnace rebuilt with options for its expansion to be left to next owner to choose: oil, pellets, develop and re-install the turbine, etc.

Living at The Mill
Fantastic walk-into-town location. Walk on street or riverside wooded path to shops, bookstore, art galleries, restaurants/cafes, movies, newsstand, more. Peterborough was voted one of the top ten coolest towns in America in 2007. This in-town location easily integrates all of the town’s offerings: library, lyceum, music, town hall, childrens’ museum, playground, parks, swimming, canoeing/kayaking, hiking, etc. Entertain for two or fifty. Architect designed home takes large space and enables it to be intimate and connected.
