A kind of home, more than a single neighborhood

Downtown condominiums

Live close to waterfront dining, shops, galleries, The Music Hall, Prescott Park and Portsmouth's nightlife. Condos range from historic conversions to newer, amenity-focused buildings.

The tradeoff is convenience versus space. Parking can be limited or separate from the unit, association fees vary, and summer weekends bring more activity.

Just beyond the center of downtown

South End

Historic streets, distinctive homes and a quieter residential feel just beyond the center of downtown. Prescott Park, waterfront dining and Market Square remain close enough to enjoy on foot.

Homes and condos here can offer wonderful character, but parking, smaller lots, older-building maintenance and seasonal activity should be part of the decision.

Portsmouth's next chapter

West End

The West End feels like Portsmouth's next chapter—restaurants, coffee shops, creative businesses and newer homes mixed into the evolving Islington Street corridor.

It offers more breathing room than the downtown core while keeping city life nearby. Buyers should pay attention to the individual block, parking, nearby commercial activity and ongoing development.

Little Harbor

Little Harbor offers established residential streets with convenient access to downtown, the South End and Portsmouth's waterfront attractions. Housing ranges from older homes to renovated properties and smaller condominium settings.

Elwyn Park

Elwyn Park has the familiar rhythm of an established residential neighborhood: detached homes, yards and streets that feel removed from downtown activity without leaving Portsmouth.

It can work well for buyers who value space and a quieter setting. Route 1 shopping, schools, the coast and downtown are all within convenient reach by car.

Planned residential setting

The Woodlands

The Woodlands offers a planned residential setting with single-family homes and a more suburban neighborhood feel. It sits near Elwyn Park and the Dondero School area, with convenient access toward Route 1 and the Seacoast.

This is less about walking to dinner and more about having a comfortable home base while staying connected to Portsmouth.

Near Sagamore Creek

Tuckers Cove

Tuckers Cove is a distinctive residential neighborhood near Sagamore Creek, with larger homes and convenient access toward New Castle, Rye and Wentworth By The Sea Country Club.
